La F\u00e9d\u00e9ration des agents immobiliers francophones de Belgique (Federia) a analys\u00e9 les montants qui figurent sur les nouveaux baux de locations, enregistr\u00e9s depuis le 1er&nbsp;janvier 2025. R\u00e9sultat&nbsp;? Presque 2% plus chers que par rapport au montant moyen calcul\u00e9 en&nbsp;2024. <em>\u00ab\u00a0Tous types de biens confondus, le loyer moyen s\u2019\u00e9l\u00e8ve \u00e0&nbsp;1346 \u20ac, soit 26 \u20ac de plus qu\u2019en&nbsp;2024. Les appartements, qui repr\u00e9sentent 85% du march\u00e9 bruxellois, affichent une augmentation de 43 \u20ac (+&nbsp;3,4%) et se situent juste en dessous de la barre des 1300 \u20ac. Les maisons mitoyennes connaissent quant \u00e0 elles une baisse temporaire qui devrait \u00eatre compens\u00e9e d\u2019ici la fin de l\u2019ann\u00e9e. Mais ce n\u2019est peut-\u00eatre pas termin\u00e9 pour cette ann\u00e9e&nbsp;2025. Les chiffres pourraient encore augmenter lorsque l\u2019ensemble des baux de&nbsp;2025 seront enregistr\u00e9s. <em>\u00ab\u00a0Ici, il s\u2019agit des chiffres avec les donn\u00e9es de la premi\u00e8re moiti\u00e9 de l\u2019ann\u00e9e\u00a0\u00bb<\/em>, explique Charlotte de Thaye, la directrice de Federia. <em>\u00ab\u00a0Mais ce qu\u2019on sait, c\u2019est qu\u2019il y a un sch\u00e9ma qui se r\u00e9p\u00e8te depuis&nbsp;2019 d\u00e9j\u00e0&nbsp;: la hausse dans le&nbsp;barom\u00e8tre \u00e0 mi-ann\u00e9e est toujours plus l\u00e9g\u00e8re que quand on \u00e9tablit le barom\u00e8tre pour l\u2019ann\u00e9e compl\u00e8te. Il est difficile, \u00e0 ce stade, de s\u2019engager pour ce que sera le r\u00e9sultat&nbsp;sur l\u2019ensemble de&nbsp;2025. On pourrait aussi penser que, malgr\u00e9 la p\u00e9nurie de logement, les loyers atteignent peut-\u00eatre eux aussi un certain plafond. Mais cela devra \u00eatre confirm\u00e9 avec les donn\u00e9es du reste de l\u2019ann\u00e9e\u00a0\u00bb.<\/em><\/p>\n<p>A noter aussi qu\u2019en moyenne, les loyers ont baiss\u00e9 pour les maisons mitoyennes deux fa\u00e7ades (-7,7%), mais qu\u2019ils ont augment\u00e9 pour les appartements et les studios. C\u2019est \u00e0 Woluwe-Saint-Pierre, selon ces donn\u00e9es, que les loyers sont les plus chers parmi les 19 communes&nbsp;: 1483&nbsp;euros \u00e0 payer chaque mois en moyenne pour son bien. Alors qu\u2019\u00e0 Jette, commune la moins ch\u00e8re de ce classement, on est \u00e0&nbsp;1014&nbsp;euros de loyer en moyenne. Entre les deux, une diff\u00e9rence de\u2026 46%, soit presque un tiers de plus \u00e0 payer \u00e0 Woluwe-Saint-Pierre.<\/p>\n<p>La commune o\u00f9 les loyers ont le plus grimp\u00e9 en un an, c\u2019est Watermael-Boitsfort (+&nbsp;15,6%), juste devant Ganshoren (+&nbsp;13,98%). A Koekelberg, commune voisine pourtant de Ganshoren, le prix moyen des loyers a par contre diminu\u00e9 par rapport \u00e0&nbsp;2024 (-4,97%). C&rsquo;est la seule des 19 communes bruxelloise o\u00f9 les prix sont \u00e0 la baisse. Pour faire simple, <a href=\"https:\/\/www.rtbf.be\/article\/du-changement-pour-les-loyers-a-bruxelles-des-ce-1er-mai-ils-ne-pourront-pas-depasser-20-des-montants-de-reference-11538987\">cela veut dire que si le loyer que vous payez&nbsp;d\u00e9passe de plus de 20% le loyer de r\u00e9f\u00e9rence qu\u2019indique la grille officielle, vous pouvez vous plaindre.
